You certainly are not required to offer any payment to a buyer's agent, but understand that if you don't pay them and the buyers can't pay them, they will simply go to the next house where buyer's agency is paid in the commission! Most likely, buyer's agents will contact you before they even tell their clients about your property to confirm you are willing to pay their commission. Offering it upfront is the best way to make a sale without hiring an agent.
